Supervise maintenance activities of the company property & assets and oversee a team of technicians from several areas, including in-house & independent contractors.
Supervision of resources in the department, including scheduling and assigning duties, training, monitoring and evaluation of employee performance.
Performs scheduled inspections of facilities and ensures that safe work methods and safety precautions are observed, utilises appropriate safety equipment in work.
Provide technical guidance for troubleshooting & rectification.
Arrange necessary tools and materials.
Ensure warehouse assets such as MHE’s, racking systems, cold stores, docks, shutters etc., are always well maintained to ensure smooth operations.
Ensure the Ammonia refrigeration system and electrical systems are well maintained and always adhere to the temperature requirements of customers for the entire built property.
Plans, schedules, prioritizes and assists with maintenance, repair, renovation, and construction projects on a timely basis.
Prepares and manages facility maintenance expenses, monitors and tracks expenditures, monitors inventory, and purchases authorized supplies and equipment.
Assist in maintaining appropriate facility management policies and procedures.
Ensure strict adherence to standard operating procedures, formats and controls.
Prepare work orders, coordinate and supervise the work of all elements of inhouse maintenance including but not limited to Electrical, HVACR, Mechanical, Plumbing, Carpentry, Painting, Masonry etc
Prepare work orders, coordinate and supervise the work of all elements of outsourced maintenance, including but not limited to Fire Alarm & Fighting systems, Emergency/Exit lights, Elevators, 3rdparty testing, Water tank cleaning, Dosing systems, Ammonia plant, Docks, Shutters, Racking, MHE’s, CCTV & Access Control, Weighing systems etc
Maintain sufficient records, documentation and trackers for managing reactive, corrective and preventative maintenance of facilities, including the upgradation of equipment.
Provide timely input and insights to management for efficient decision-making, including efficiencies and potential areas for improvement.
Ensure all forms are followed & tracked, such as Permit to Work, Impairment Permit, Incident reports, TBT, and checklists.
Ensure timely sign-off of invoices, delivery notes, completion & service reports
Periodic statutory testing, inspection & calibration of all instruments.
Monitoring electricity & water consumption and performing proactive measures to reduce the consumption
Undertake other duties, including coordinating with other departments and assisting colleagues wherever necessary.
Qualifications
Diploma / Engineering Graduation in Electrical/Mechanical/Refrigeration from an accredited college or university.
Minimum 7-10 years of experience and proficiency in technical/engineering operations and facilities management best practices, preferably from the FMCG / Warehouse / Logistics industry, with at least 5-7 years experience in the UAE market.
Must have a valid UAE manual driving license or automatic driving license with own car.
